Paul Galbraith, Eye Bye Houses & LHA Expert

Paul is a full-time property investor and developer who over the last 7 years has built an extensive portfolio of residential property in Leeds, West Yorkshire. Paul bought his first property at age 19, with no savings, without telling his parents, funding everything 100% off his own back by holding down 4 jobs & a full time degree. Paul became an accredited landlord with his local council & began renting houses to DSS tenants in September 2004. Due to the shortage of social housing, seeing the demand for this type of property & the ease of getting tenants quickly he decided to focus at the lower end of the housing market.

Now at the grand old age of just 27, Paul is an experienced landlord and he will be sharing the rest of his story with us on Tuesday 13th October, plus he will chair a Round-Table Discussion on:

"How to Leverage DSS/LHA for future profit and prosperity"

September 2009, Simon Grace & Mark Homer, Progressive Property

In 2006 Rob Moore & Mark Homer set about buying properties full time for themselves. They never actually intended to build one of the largest Property companies in the UK, they simply wanted to buy Property with big discount and good cashflow for lifestyle choice.

Things snowballed from there, and having sourced those properties in 2006 and built many relationships with Estate Agents, they were sourcing more Property than they could logistically buy. From there they started to buy for friends and family.

And so Progressive Property *Hands-Free* was born in January 2007: for people who want all of the benefits of Property without having to do the work themselves.

In 2007 Rob & Mark published their first Book "The 44 Most Closely Guarded Property Secrets" which became a Best Seller. August 2009 Mike Edward, Energicert Ltd.

The EPC – A tax for landlords or a way to save the planet!

Mike will examine why the EPC was introduced what it is supposed to do. He will look at the alternative scenario of doing nothing! He will relate some of his stories about carrying out surveys and offer real life examples of the EPC being helpful to a landlord.

Mike Edward was a medical sales representative for nearly 20 years and for most of that time he was also the sales trainer. When redundancy knocked on his door Mike became a computer trainer carrying out training for staff in doctors’ surgery on the emerging technology. He later became a specialist in training lawyers in their bespoke software and normal office programs.

The implementation of the Energy Performance Certificate requirements needed people to carry out surveys and Mike re-trained as a Domestic Energy Assessor and became accredited in December 2007. Looking for other avenues to promote his EPC and HIP business Mike started the Harrogate District Property Network. As well as the EPC business Mike continues to offer computer training. Mike lives in Harrogate with his wife Shelagh and son Simon.

July 2009 Matthew Moody, Stamford Knight

Matthew Moody is a full-time professional property investor and entrepreneur. He lives with his wife Rebecca, and children Callum and Amelia in Northamptonshire and is passionate about property, business and marketing. He is always keen to dispel the myths of property investing, tell it like it is and stir up a bit of controversy.

With over 15 years corporate experience at senior management levels, Matthew started investing in property in 2004 and quickly built a multi-million pound portfolio generating significant cashflow. His strategy has always been focused on high-end professional houseshares where net cashflow of £500-£1,000 per house, per month is said to be achievable by anybody – provided they use the right tools and techniques to manage their properties.

Matthew has become one of the foremost expert on professional multi-lets (or HMO as they are known in the industry) with appearances on BBC2, Asian Star Radio and many speaking engagements. June 2009 Rhett Lewis, Rhett Lewis Investments

Come and listen to Rhett describe some of his many a varied strategies for sourcing income-generating properties in today's tough economic climate.

Rhett Lewis was born in Melbourne, Australia and grew up in a town called Sunbury. He is the eldest of four siblings, with a sister and two brothers, and puts his success down to his good upbringing. He never went without, but he always yearned for more. “I wanted to do the best I could, knowing that one day I was going to be a multi-millionaire.”

Established in 2005, Rhett Lewis Property Investments helps individuals invest in property and grow their portfolios successfully and profitably. This is achieved through three separate divisions. Profit Generator, Insider Knowledge and Folio+. Over the past few years, Rhett Lewis has created a hugely successful property buying company based in Nottingham, UK. Solutions for Property was established just over three years ago with the vision to solve people’s housing problems. During this time, Rhett has assisted over 200 families to move on, and where many other investors could not help. Within this short space of time, Rhett is regarded as one of the UK’s Premier Property Problem-solver with his diverse and solution-orientated strategies.

He is also the Founder of Rhett Lewis Property Investments, which attracts investors from all around the world including Australia, USA, Ireland and across Europe. He is occasionally asked for his opinion as an expert commentator, speaks at Property conferences/workshops and is the author of the highly successful book, “How to avoid the 77 Biggest Mistakes made by Property Investors”.

Recently inspired by the thousands of emails and responses to his problem-solving attitude, Rhett has created educational products and services that are proving hugely popular. May 2009 Philip Martin, Mortgage Rescue Network & Rapid Property Buyers

Phil Martin is a happy husband and full time Dad to 5 daughters, Hope, Eve, Joy, Grace and Melody. Phil and his wife Wendy semi -retired via licensing and marketing contracts in the year 2000 when they were both aged 27. Phil now enjoys building property portfolios for himself and for other investors and has recently purchased the well known property sourcing company Rapid Property Buyers.

Phil is passionate about helping vulnerable people, particularly those in fear of repossession and authored a guide called “Sustainable Solutions to Stopping Repossession”, and is available via a free download.

Phil sits on the Council of the Rent Back Charter Association and has been working with the OFT and the FSA to help them address the need for regulation of Sale and Rent Back in a balanced manner. The Mortgage Rescue Network has featured in the local and national press as an example of an ethical sale and rent back provider. The Mortgage Rescue Network (MRN) have a positive brand within the industry and are positioned well, as an honest and supportive organisation. There are currently 23 associates who regularly work with MRN, helping to promote the brand, support clients, qualify leads and help with administration. They have partnered with lead sellers and advice agencies and now receive in excess of 60 referral enquiries each day from people looking to sell their properties quickly or find a solution to their property problem.

John Lee, Property Cow & Love Property

A lot of the recent attendees have been wondering how to take advantage of the current climate for buying/controlling property, particularly following last month's excellent presentation by Russell Short from Landlord Finance. So I have asked my good friend, John Lee, to come and talk to us in April.

If you did not know, John is a Mentor to other property investors, the Author of "57 ways of negotiating with motivated sellers", one of the Property Experts on Inside Property Radio, the Co Host of Love Property and one of the co founders of Property Cow. John will be sharing with us some unique strategies that he is currently using to source and control property in the current climate. Some of the key questions John will answer:

  • How do you double the amount of deals you can do in a 2 months?
  • Why do most property investors fail?
  • Do I need lots of funds to invest in today's climate?

Some people pay John thousands for his time, expertise and answers to such questions, and many property investors have subsequently transformed the way they think and do business.


March 2009 Russell Short, Landlord Finance

Many of the recent attendees have been seeking help, guidance and straightforward information on how deals can be financed within the current climate. So I have asked Russell Short from Landlord Finance to come along to help us all gain a deeper understanding. Russell will cover the following key points:

  • An overview of current market conditions;
  • The Lenders' criteria and DIP application guidelines;
  • Current available rates and associated costs and terms;
  • How to utilise mortgage products effectively when planning your property purchases;
  • Inside knowledge of lenders' criteria and how to circumnavigate some of the issues;

Jim Haliburton.February 2009, Jim Haliburton, The HMO Daddy

Jim began buying property in 1992 and letting his houses to students, organising or doing the work on the property himself. The tenants/students all came from the College where Jim worked as a lecturer.

In July 2003 Jim left his job as a College Lecturer and decided to invest in property full time. At that point he set himself a target to purchase a further 50 properties before the buy-to-let boom finished. In the end it took him 18 months, and though prices have stopped rising as fast, the lenders still seem keen to lend and there seems no end to the interest in buy-to-let.

Jim now owns over 86 HMO's / Multi-Lets with over 500 tenants. On top of this he has about 20 houses and flats which are let as single-lets plus several development projects in progress. He keeps on telling himself to stop buying property and consolidate his position, but anybody in the property business will know how difficult it is to stop buying once you have started.

Having left his post as a Lecturer, he needed a teaching outlet so began holding small workshops for property investors interested in the HMO side of the business. So come along on Tuesday 10th February and let Jim give you a flavour of:
